VAT for Estate Agent

Help!

Am doing my first VAT return for client who is an Estate Agent. They have not been charging VAT on the following:

(They were not registered for VAT for their first year, and didn't realise that now they are, that VAT is chargable!)

Rental commissions received

Landlord & Admin Fees

Tenant Fees

Application Fees - Rentals

I feel these items are VATable and should be shown on the VAT return. Am I right???

Thanks!!

It is my understanding that all of these fees and commissions will be subject to VAT.

Have you looked into the flat rate scheme to try and minimise any VAT liability?
